Write a ReviewI was under contract to purchase a nine-unit property where Amanda Miller represented the seller. The inspection date was scheduled and confirmed well in advance. On the day of the inspection—after we had already begun a six-hour drive—we were informed that the listing agent (Amanda Miller) whom just found out our inspectors name from our agent would not allow the licensed inspector we hired onto the property because she objected to him. We were also told that if he attempted to enter, law enforcement would be contacted. Our attorney contacted her attorney and she was educated on the fact that buyers have the legal right to select their own licensed inspector and that dictating an inspector is unethical and violates the States code of ethics. We arrived for a pre-scheduled inspection appointment the attorneys and all involved scheduled and discovered that the keys to all nine units had been removed. We were denied access to every unit and our inspection was unable to happen even after calls to attorneys reflected zero care nor effort to resolve from Amanda Miller. During our 6hr ride up for the inspection date that was scheduled well in advance with both attorneys, we were told she said to abandon the licensed inspector we retained and instead use an inspector recommended by her and the inspection would continue as scheduled (this all in writing and will post here if Amanda denies this). We said no, we are coming and we will be using the inspector whom saved his time in his schedule for us as per our right. Amanda’s actions was inappropriate, unprofessional, and corrupt in my opinion. In my reasonable judgment as a buyer, this pressure appeared intended to limit the scope or rigor of the inspection process. The licensed inspector we hired is known for conducting thorough, standards-based inspections, and it was clear that his diligence was unwelcome in this transaction. Based on my direct experience, I strongly warn buyers and sellers to think very carefully before doing business with Lake Ontario Realty. I encourage anyone considering this brokerage to do what experienced consumers do—read the one-star reviews first. In my case, those reviews were not outliers; they closely reflected what I personally encountered.

Amanda Miller assisted us to sell our property and conducted everything thoroughly and efficiently. Throughout the ups and downs of any transactions, Amanda went above and beyond to make sure our sale went through easily!

We had a very negative experience working with Amanda Miller during the purchase of our property. She represented the seller and we were the buyer. Despite having a scheduled inspection, she threatened to have us arrested for being on the property, which was both unprofessional and inappropriate. During the walkthrough, the keys to multiple units were hidden, forcing us to search the property ourselves just to gain access. Communication was consistently poor — she was unresponsive, and rude when contacted. Overall, her conduct made an already stressful process significantly worse. This was not the level of professionalism we expect from a licensed real estate agent, and I would not recommend ever working with her.

Amanda has been a wonderful agent to work with! She is very communicative, works with her customers, and is such a polite woman. She follows through with every lead and ensures that everyone is completely aware of what is happening throughout the entire process. It has been such a breath of fresh air working with her and I will continue working with her in the future. Also, her dog is such a sweet and cute pup lol
